Caveat Emptor: Funmi Taylor warns trespassers on property to stay clear

A prominent Lagos socialite and the Caveator, Mrs. Funmi Abike Taylor has sent out a warning to the public asking whoever is intending to trespass on her choice property in Nigeria, particularly in Lagos to stay clear as she has no intentions for now to lease, sell or part with any of such property to any one no matter the person’s status in the society.

In a letter addressed to one Mr. Remi Awode, the chairman and CEO of Chemstar Paints Industry Nigeria Limited of Km 32, Finecoat Bus Stop, Lagos-Abeokuta Expressway, Lagos, Nigeria, she specifically sent a clear message to him to stop forthwith attempts by him or through his agents to interfere with any of her property acquired in her name which are located in and around Lagos.

Warning through her legal team led by Mr. Wahab Shittu, a Senior Advocate of Nigeria, (SAN), she said that she would be left with no other option than to proceed for a legal remedy in court if further encroachment is made on her property by the named trespasser or his agents.

In a caveat sent out to the public by her lawyer, Mr. Shittu, it said: “We act as Solicitors to Mrs. Funmi Taylor. We have the instructions of our client to advise as follows: “That based on the instructions of our client, the following properties belong to her: 5 (five) Bedroom Duplex with 2 (two) Room Service Quarters located at Block 104,   Plot 26, Lekki 1, Lagos; Plot D446 of the Royal Garden Estate, Ajah Village in the Eti-Osa Local Government Area of Lagos State and Two Units of 4 Bedroom & 1 BQ semi-detached House, located at La Vida, Lekki, Lagos.

Others are: “Property located at Plot A5, Vintage Park Estate, Lagos State; Five Units Apartments at “Paramount Residence”, Lekki, Lagos; 4 (four) bedroom duo luxury maisonette at IME Heights and 2 (two) units of 3 Bedroom Apartments and Boys quarters at Signatoria Court, 2, Oba Akinjobi Way, GRA, Ikeja, Lagos.

Shittu continued: “We are briefed by our client that certain persons have been making representations with a view to interfering with the ownership and possessory rights of our clients over the above properties

“Upon our client’s instructions no dealings whatsoever should be done on the said properties without the express consent of our client.

“Please note that ownership of the above properties reflect the name and particulars of Mrs Funmi Taylor, our client

“TAKE NOTICE that members of the public should refrain from having any dealings with the above properties without reference to our client or the authorization of this law firm”. 

In another letter made out to the tenants and other occupiers of the various property owned by Mrs. Taylor, the Senior Advocate of Nigeria has a word of advice to them which reads: “We are Solicitors to your Landlord, Mrs. Funmi Abike Taylor (our “client”), and upon her instruction, we write this letter.

“It has come to our client’s attention that there may have been instances where you have dealt with individuals other than our client in matters concerning your tenancy. We would like to emphasize that, as the landlord of the property, our client is the sole authorized person with whom you should conduct any business or communication related to your tenancy.

“Therefore, we kindly request that you refrain from dealing with any other person or entity in relation to matters concerning your tenancy without obtaining the express permission of our client.

“This includes, but is not limited to rent payments, maintenance requests, lease modifications, and any other issues pertaining to your occupancy of the property.

He continued: “By adhering to this requirement, you will ensure that all communications and transactions related to your tenancy are handled efficiently and effectively. This will also help maintain a clear line of communication between you and our client, minimizing any potential misunderstandings or complications that may arise from dealing with unauthorized individuals.

“Please note that any agreements or arrangements made with unauthorized individuals will not be recognized or enforced by our client.

“Therefore, it is in your best interest to exclusively deal with our client as the landlord of the property.

“You are therefore required to effect payment on the property you occupy as tenant only in the name of our client, your landlord and routed either directly to our client or through this law firm.

“Should you have any questions or concerns regarding this matter, please do not hesitate to contact us at the address on our letterhead.  We are available to provide further clarification or assistance as needed.

“Thank you for your attention to this important matter. We appreciate your cooperation in ensuring a smooth and mutually beneficial tenancy. Please be assured of our warm professional regard, Mr. Shittu finally advised.

In another letter to the managers of the woman’s property, Foreshore Waters Limited, 27, Banana Island, Ikoyi, Lagos, the senior lawyer intimated the company of some clandestine moves by the said Awode and his agents to interfere with the ownership of Mrs Taylor’s property under the company’s management and warned the managers to beware of trespassers and any attempt by any one to compromise the proprietary rights of his client, Mrs, Taylor.
